Pines of Lanier is a Class B, 157-unit, well-maintained community featuring pitched roofs with unique loft-style layouts in select units. It is located in the highly desirable Hall County along one of Atlanta’s primary paths of progress. The metro’s population has nearly doubled in the past 20 years, and since 2010 the employment growth at 1.3% year is double the national average at 0.6%. Net operating income (NOI) is only up by 11.7% compared to last year. This does not compare favorably with existing Boardwalk assets in the Atlanta metro area that average significantly higher. With rent upside at $200-300 vs. comps, and occupancy consistently in the high 90s (99.4% as of 10/28/2021), this asset is ideally positioned to benefit from future growth by upgrading the existing units with a light interior renovation package and enhancements to the amenity set to reflect those of the competitive market set.
